8. Choose a tester that's personable, but not too chatty, and, most importantly, NOT personally invested in the outcome of the testing.

This means avoid anyone who contributed significantly to the project. Usually, there's a suitable candidate in another department, or depending on budget, you may want to rent an outside tester.

I will confess to designing and conducting tests for websites that I contributed to with good results, but I think it's better to avoid that scenario, if possible.
